Our clients purchased this property with the goal of converting it from a single-family home into a legal duplex with an additional garden suite (ADU). Their objective was to get the upper unit rental-ready quickly and cost-effectively, while investing in a complete start-to-finish build for the new basement suite and ADU. Our team managed every aspect of the project, guiding it from planning and design to construction and tenant placement, while maximizing both efficiency and return on investment.

Unit 1 – Main Floor:

This unit was in solid condition prior to renovation, allowing us to focus on targeted updates rather than a full overhaul. The original hardwood flooring was preserved throughout the main living areas, while the bedrooms received new high-quality vinyl plank flooring and updated baseboards for a clean, modern finish. The custom kitchen cabinetry, though dated, was in excellent shape — so we refreshed it with a professional paint finish and upgraded the countertops to quartz, creating a stylish, durable kitchen without the cost of a full replacement. The bathroom was left as is, keeping the unit functional and ready for rent. These strategic decisions saved considerable budget, which was redirected toward the new basement and garden suites.

Unit 2 – Basement Suite:

The basement suite was completed using our standard start-to-finish process. We began with a full gut and new framing as per the approved blueprints, followed by complete rewiring and plumbing throughout. Each unit was fully separated in terms of utilities, ensuring no shared bills for the property owner. The basement was spray-foamed for top-tier insulation, and premium soundproofing was installed between levels to reduce noise transfer. Finishes included quartz countertops, a tile backsplash, a fully tiled bathroom, and durable luxury vinyl plank flooring throughout — creating a high-quality, low-maintenance living space designed to attract and retain excellent tenants.

Unit 3 – ADU Garden Suite:

The garden suite required extensive groundwork, beginning with trenching through the existing concrete and driveway to bring new water and sewer connections directly to the city mains. Once the underground services were completed, we framed, wired, and plumbed the unit from the ground up. Spray foam insulation was applied to the walls, and blown-in attic insulation was added for maximum energy efficiency. Finishes were matched to the main house for a consistent aesthetic and easier maintenance across all three units. Two new windows were installed to bring in ample natural light, resulting in a bright, open one-bedroom unit that feels like a private modern mini-home — an ideal rental addition to the property.

— Additional Value

Because the project came in under budget, the client was able to further enhance each unit with a ductless mini-split system, providing air conditioning and improved year-round comfort for every tenant.

We then worked hand-in-hand with our recommended property management company to secure high-quality tenants — placing military personnel in Units 1 and 2, and a young professional couple in the garden suite. The attention to detail and care that went into each unit helped attract A+ tenants, which is always our long-term goal. Once leasing was finalized, the owners received all legal documentation from the City, unit keys, and a complete final project report, ensuring a smooth handoff and peace of mind for years to come.
