Our team approached this project with a focus on maximizing value while transforming the property into a fully legal, high-performing triplex.

Unit 1 – Main Floor:

During the initial walkthrough, we identified ways to refresh the main unit without exceeding the budget. The space received a full cosmetic upgrade — including new flooring, trim, paint, and a completely renovated bathroom. By reusing and refinishing the existing kitchen cabinets with a new countertop, and restoring the original windows, we reduced costs while achieving a clean, updated aesthetic. These strategic savings allowed the clients to reinvest in the new basement and garden suites.

Unit 2 – Basement Suite:

The basement was gutted down to the studs and rebuilt entirely with new framing, electrical, and plumbing systems. Each unit was designed with fully separate utilities, eliminating shared bills for the property owner. The space was spray-foamed for optimal insulation and soundproofed between levels to minimize noise transfer — one of the most common concerns in multi-unit properties. Through the finishing phase, we collaborated with the client to select durable, high-quality materials that would attract reliable tenants and ensure long-term performance.

Unit 3 – ADU Garden Suite:

The garden suite began with significant groundwork — trenching through the existing concrete slab and excavating down the driveway to connect new water and sewer lines directly to the city mains at the street. Once underground services were in place, we completed new framing, wiring, and plumbing, followed by spray-foam insulation and blown-in attic insulation for superior energy efficiency. Matching finishes were used throughout to maintain design consistency across all three units, and two new windows were added to create a bright, welcoming atmosphere. The result is a modern, self-contained one-bedroom unit that feels like a small standalone home.
